The BrownStone Group ( TBS GROUP) offers both for-profit and not-for-profit groups a professional consulting group that can act as an in-house development and social services planning staff. TBS GROUP offers complete affordable housing project management from site identification through initial lease up and in the case of a tax credit development, a compliance monitoring function throughout the IRS compliance period of 15 years. TBS GROUP's project management team can perform all of the duties of a developer from the assembling of the necessary team members, feasibility analysis, site identification, zoning and variance approval process, creation of
development and operating pro forma, coordination of architectural and legal professionals, obtaining and negotiating appropriate forms of construction and permanent financing, investigation and preparation of applications for grants, soft financing, tax credit applications and other subsidy programs as well as construction oversight.
